Apparently during the water-boarding of KSM at Gitmo, during the Bush Administration, some information about couriers came out. That was matched with other intelligence and eventually they identified the probable site where Bin Laden was hold-up by the movements of the courier. They have monitored that site for years until the presence of Osama could be confirmed. Once confirmed they practiced two simulation attacks with a model of the compound. Trained, identified, OK'd by POTUS. Executed perfectly.
Osama thought he was protected and safe in Pakistan. He probably thought the Americans would never dare come so far into Pakistan, and that he had the protection of Pakistan government. Most fugitives realize the safest way to not become complacent is to sleep in a different location every night. If Osama was there in one location for years he must have started to get complacent and unconcerned about his safety.
